The team have undertaken numerous projects over the years, below are a small cross section.
MIXED USE REGENERATION PROJECT – HARROW MANOR WAY / FELIXSTOWE ROAD, ABBEY WOOD, LONDON SE2
This vacant freehold, 10 acre brownfield site adjacent to the Elizabeth Line (Crossrail) terminus in South East London was assembled in joint venture with U+I (Development Securities) and Peabody Group. Planning consent was achieved for a 400,000 sq ft mixed use scheme. The first phase comprised an 81,000 sq ft food store which was pre-let to Sainsburys and a ten storey residential block. Prior to construction the food store was pre-sold to Canada Life.
The final element of the scheme was a one acre site fronting Felixstowe Road which after being designated suitable for high density residential development by Greenwich Council, was sold to HUB who went on to achieve detailed planning consent for 245 apartments.
INDUSTRIAL / WAREHOUSE BREAKUP – SWALLOWFIELD WAY, HAYES, MIDDLESEX UB3
This vacant freehold 30,000 sq ft detached industrial unit on a 2 acre site was acquired from a pension fund. It was subsequently extended, subdivided and refurbished and all units successfully sold to owner occupiers.
OFFICE REFURB – BRENTFORD, MIDDLESEX TW8
This vacant 17,000 sq ft freehold office building opposite GlaxoSmithKline’s Headquarters on the A4 in West London was acquired as a trading opportunity, the plan being to update / refurbish, let to a single tenant or floor by floor and then sell the completed investment. A scheme was drawn up for redesigning and upgrading the entrance hall and common parts but just before work commenced an owner occupier made an attractive offer for the whole building and the building was sold.
WAREHOUSE INVESTMENT – PRIESTLY WAY, MANOR ROYAL INDUSTRIAL ESTATE, CRAWLEY RH10
This freehold detached warehouse occupies a self-contained site less than a mile from Gatwick Airport. It was acquired as a long term investment and is presently let to Niton Equipment until 2024. Niton are a long established family business specialising in the supply of clothing and equipment to the Police and Prison services and private security companies.
VETERINARY CLINIC, HATFIELD ROAD, ST ALBANS AL1
During the Covid crisis this freehold investment was acquired. It is wholly let to the excellent covenant of Medivet (350 branches) and is in a prime location opposite Morrisons Superstore.
